Much of Double Bay living is in apartments and townhouses, often with a courtyard or balcony instead of a yard. Those small outdoor spaces carry a lot of the listing, and where buildings sit close together they stay shaded and collect grime and mould on paving and walls. Shared driveways, entries and gardens usually belong to the strata, so they need its OK.
The harbour and the village
Nearer the water, harbour air leaves a film on glass and metal railings. Around the village, dust from the busy streets settles on windows and balconies. Either way it’s the glass that shows it, and in a compact home the windows decide how bright the rooms look in photos.
