Pre-Sale Cleaning in Manly — Ready for the Photographer

A house in Manly is cleaned differently to a house in Chatswood, and the reason is sitting in the air. Onshore wind carries salt inland off the ocean and it settles on everything — glass, window frames, flyscreens, balustrades, render. It is not dirt. A general wash pushes it around and leaves a haze, which is exactly why so many Manly properties still look flat in the listing photos after someone has supposedly cleaned them.

Salt has to be dissolved and lifted before the glass is finished, then bladed off rather than wiped. Do that and ocean-facing windows go genuinely clear. Skip it and you get the film back the moment the light hits it — usually in the photographs, which is the one place it matters.

The same applies to the frames and the screens. Salt packs into aluminium window tracks and into the mesh of a flyscreen, and hosing a salted screen just moves it deeper into the weave. Screens come out, get washed properly, and go back in.

The south side, and the shaded side

Manly blocks are tight and most homes have one elevation that sees very little sun. Between the sea mist and the shade, that wall grows mould and algae through winter while the street frontage stays clean. Owners often have no idea until we walk them around it. It is soft washed — chemistry, not pressure — because pressure on render and painted brick does damage you cannot undo, and around here a lot of that render is old.

Sandstone, salt and rust

Older Manly homes carry sandstone steps, retaining walls and window sills, and a good number sit on iron-bearing stone. Salt accelerates the rust staining that comes with it. That is not a bleach job — sodium hypochlorite will oxidise the iron and make the stain darker, permanently. It needs the right chemistry or it gets worse, and we will tell you before we touch it if a stain is going to improve rather than disappear.
